Terms and Conditions
1. Acceptance of terms
By accessing or using the website at www.chrisbuyshomeskc.com (the “Site”), you agree to be bound by these Terms and Conditions. If you do not agree to these terms, please do not use this Site. These terms apply to all visitors, users, and others who access or use the Site.
2. Nature of services
Chris Buys Homes in Kansas City is a real estate investment company, not a licensed real estate brokerage. We purchase properties directly from homeowners in Kansas City and surrounding Jackson County communities. We are not acting as your real estate agent or broker, and we are not providing real estate brokerage services.
Nothing on this Site constitutes a binding offer to purchase any property. Any offer to purchase will be made in a separate written agreement signed by both parties.
3. Missouri-specific disclosures
Chris Buys Homes in Kansas City operates in MO as a real estate investor and is not a licensed real estate broker or sales agent under Missouri RSMo Chapter 339. We purchase properties directly from homeowners and do not provide brokerage services.
Missouri law does not impose a statutory right of rescission on direct property sales between private parties. However, we voluntarily offer sellers a 72-hour period to rescind any signed purchase agreement without penalty, provided no closing costs have been incurred by either party.
If your property is located within Kansas City limits, certain municipal disclosure requirements may apply regarding property condition, code violations, or liens. We encourage you to consult with the Kansas City Housing Department or a licensed Missouri attorney prior to any transaction.
We comply with the Missouri Merchandising Practices Act (RSMo § 407.010 et seq.) in all advertising and representations regarding property purchases. Any offer we make is based on an as-is assessment of your property.
4. No obligation
Submitting your property information through this Site does not obligate you to sell your property to Chris Buys Homes in Kansas City, nor does it obligate us to make an offer. You are free to accept or reject any offer we make. We strongly encourage you to consult with an independent licensed real estate attorney in MO before entering into any transaction.
5. Accuracy of information
You agree to provide accurate, current, and complete information about your property. We rely on the information you provide when assessing and making offers. Any offer is subject to verification of the information provided and an in-person inspection of the property. Material misrepresentations may result in withdrawal of any offer or adjustment of purchase price.
6. Privacy & contact consent
By submitting your contact information through this Site, you consent to being contacted by Chris Buys Homes in Kansas City and its authorized representatives by phone, email, and/or text message in connection with your property inquiry.
